Is it just me or does the ‘back-to-school’ hype seem to start earlier every year?  Back-to-school doesn’t just change family schedules, it changes the housing market too, especially in Minnesota! Here’s what you need to know if you’re buying/selling or planning a move this season.

1. Buyers Get More Serious

By September, the casual summer browsers start to disappear. The people still house-hunting? They want to close before the holidays (and before moving boxes are buried in snow).

What this means for sellers: Even if showings slow, those who do walk through your door are motivated.

2. Sellers Become More Flexible

Homes that didn’t sell over the summer often see price adjustments. And sellers know fall is the last “easy” window to move before winter.

What this means for buyers: Fall can be the sweet spot for purchase. There’s good inventory, less competition, and sellers who are willing to negotiate.

3. The Weather Factor

No one dreams of hauling boxes in a snowstorm, especially in MN when it’s in the negative temps.  That’s why the market tends to cool down along with the temps. Many people hit pause until spring.

What this means for you: If you want to move before the deep freeze, now is the time to act.
